Currently the best-value residential investment opportunity in Prague — you will not find anything comparable on the market. A stylish first home, or a safe harbour for your money with a stable income. Hartigova 114 offers both — in a building that is one of the main landmarks of Žižkov’s Ohrada.
Stylish, fully furnished units including all equipment — curtains and drapes, modern kitchen units with premium appliances, quality floors and modern lighting. Every unit has its own bathroom and entrance hall — just move in. And a few floors down, a gym, steam sauna and podcast studio are waiting. All units are currently rented — you can take over a unit including its lease, with management by the award-winning operator Youston.
The building was designed in the early 1930s by the renowned builder Václav Drnec in the spirit of modernism with art deco and Bauhaus elements. Thanks to a sensitive reconstruction, its timeless elegance and clean lines remain visible to this day.
For most of its history the house served as Hotel Vítkov. After reconstructions in 2007 and 2024, it began a new chapter — as a place where people not only live, but also work out, create and meet.

The house offers six unit types — from compact studios to lofts with a mezzanine. Each type has its own character and its own audience.

The building is currently operated as a co-living by Youston (KAITA Group), which runs similar projects in other European cities and is the fresh winner of the Coliving Operator of the Year 2025 award (Coliving Awards). The house is fully occupied and all units are rented — you are buying a unit in a running operation, with the option to take over the existing lease. Not a promise on paper.
Demand for living in the house is driven by an international community of students, interns and young professionals — a group whose interest in Prague has long exceeded supply. You can rent the unit out yourself, use it for yourself, or we can recommend a company that will handle management and a steady rent. We will prepare a tailored yield calculation for any specific unit.
